JuneApple is a newly renovated and fully furnished split level home with 5 bedrooms with 6 beds (total of 8 separate mattresses), 1 open kitchen with breakfast area, a formal dining area, open living room, office space, laundry room, game room and 3 full bathrooms. It also has a fenced-in private pool area with private in-ground pool (non-heated, only open in summer), outdoor seating as well as a patio with outdoor dining options, and a BBQ gas grill. This property sleeps 12 people.
JuneApple is located in the city of Decatur just outside of the perimeter with easy access to both I-20 and I-285, within 13 miles of downtown Atlanta, and less than a 30-minute commute to most attractions in and around Atlanta. This property has been very tastefully renovated and furnished with high-end designs, located on a very large lot with a private backyard and peaceful views into nature, thereby offering a quiet, peaceful and private stay in a serene setting.
The layout is as follows:
1. The main level consists of a new open kitchen with several new stainless-steel appliances, highchairs and a breakfast area; a dining table, open living room with Smart TV and an office area. It also includes a 2-car garage with access to the kitchen.
2. The upper level consists of a master king bedroom (with Smart TV), a hallway bathroom (double vanity sink and combination tub/shower) with access to the master bedroom, two queen bedrooms (with Smart TVs) and a Jack&Jill bathroom (walk-in shower) between the two queen bedrooms. The upper level can sleep up to 6 people.
3. The lower level consists of a queen bedroom (with Smart TV), a double bunk bedroom (with Smart and both bunk beds with twin mattresses on top and full-size mattresses on the bottom), a Jack&Jill bathroom (walk-in shower) between the two bedrooms, a laundry room (with stackable washer/dryer), and a large game room that includes seating area, a Smart TV, an Air Hockey table and a Foosball table. The lower level can sleep up to 6 people.
4. The outside area features an upper patio (access from the main level living room) with a BBQ gas grill and outdoor dining table. The fenced-in backyard also includes a pool area with a beautiful inground pool and lounge chairs (only in summer season), outdoor wicker lounge furniture, a hammock, as well as a hot tub (open all year long). The pool is only open in the summer months from the last weekend of April until the last weekend of September and is not heated.
All bedrooms include comfortable beds with bedding, one set of clean linens for each bed, and a dresser and/or closet/wardrobe to store your clothes during your stay. Clean bath towels & wash cloths (1 per guest) as well as hand towels are provided in each bathroom. The full kitchen is equipped with all basic dishware, pots & pans, silverware and utensils. Kitchen appliances include microwave, electric kettle, standard electric drip coffee makers (12-cup in main house and 4-cup in guest house), etc. There are 7 flat screen smart TVs (1 in each bedroom, 1 in the living room and 1 in the game room) at the property. (Please note guests will need their own streaming accounts to stream their favorite shows on their favorite streaming apps.) Free Wi-Fi and high-speed internet are provided as well as an office area with desk, office chair and lamp. A stackable washer and dryer, an iron and ironing board are included in the laundry room. A LIMITED starter supply of trash liners, dish soap, dishwasher detergent, paper towels, toilet paper, soap, shampoo & body wash, laundry pods, dryer sheets and disinfecting wipes are provided. The BBQ gas grill has a propane tank & BBQ tools provided. The private backyard with its features is perfect for outdoor entertainment.
Please note that pets are strictly NOT ALLOWED for reservations of less than 30 nights. Pets can get authorized for reservations of 30 nights or more ONLY with explicit approval by the Management Company in writing prior to arrival with the following 3 conditions:
1.) A non-refundable Pet Fee of $200/pet (NOT included in the total and needs to get paid separately as Airbnb does not have a Pet Fee option).
2.) Some verification (=current valid vaccination reports) and additional acceptance of our Pet Rules (see Rental Agreement under “Read all Rules”) are required.
3.) PLEASE NOTE due to Airbnb’s recent change of policies that they would not cover pet damages, we would also need to receive an extra $300/pet as “refundable” pet damage deposit, which would then get refunded to you 7 days after departure in case of no pet damages.
*Any evidence of unapproved pets would result in eviction from the property and cancellation of your reservation without refund plus a charge against your full Security Deposit.

*Please note – Absolutely no parties, large gatherings, loud noisy groups are allowed at this property. Also, absolutely no visitors or extra guests are allowed to stop by at the property for any period of time, unless previously approved and included in the total reservation guest count. All children and day visitors must be included in the guest count on the reservation request at the time of booking or approved & added prior to the check-in date. The maximum occupancy per group/reservation is 12 individual people total max (including any visitors).
Any violations of these most critical house rules will result in a penalty charge and immediate eviction of the property without refund. House rules are strictly enforced with the help of law enforcement due to county regulations. Quiet hours from 10pm to 7am must be respected and are enforced by noise sensors.*
Arrival Instructions for this property including the exact address, your designated access code and some additional information will be sent to you within 24-48 hours prior to your arrival. Please only follow up if you haven’t received the Arrival Instructions 24 hours prior to your arrival.
Check-In is no earlier than 4 PM, Check-Out is no later than 11 AM. Your designated access code will only be active and the alarm only deactives during the time of your reservation (4 PM arrival day until 11 AM departure day).
Any earlier check-in (earliest after 12 PM) / Later check-out (latest until 3 PM) can be facilitated for an additional $75 fee (each), which is for rescheduling the automated access activation and alarm, depending on availability upon request NO EARLIER than 2 days before your arrival/departure and no later than 24 hrs before arrival/departure. Please follow up with us then to request and guarantee that early check-in/late check-out is available when no guests are checking out/in the same day. If you wish to have guaranteed early check-in/late check-out already at this point, you would need to select (and fully pay) the night before/after as well. Unapproved early check-in/late check-out will result in a $200 fee.
*Prior to accepting your booking request (or in order to keep your reservation when booking our property through a pre-approval) you must send us in a message 3 specific verifications in the first 23 hours after sending a booking request (or booking in through a pre-approval):
1) The first and last names of each guest, child and day visitor who will be at the property at ANY given time (for any amount of time, even when not staying the night) during your stay. Unless previously approved by us and added to your reservation’s total guest count, absolutely no additional guests nor day visitors are allowed at the property for ANY amount of time (see section “Maximum Occupancy” below for more information). You may update this guest list until latest 3 days prior to arrival.
2) The following specific Rental Agreement acceptance message copied and pasted in a reply to us with the name entered from you AND of the main responsible person who will occupy the home (if different):
“I, YOUR NAME, acknowledge that I have completely read, understand, and agree to all of the Terms and Conditions described in the Rental Agreement of the property’s House Rules under ‘Show all -> Additional rules’.”
3) The reason of your stay.
* The NON-HEATED SWIMMING POOL is only open in the summer months from the last weekend of April until the last weekend of September. HOT TUB is open all year long.
* Higher rates / higher minimum stay requirements for weekends/holidays/summer months are applied.
* Weekly/Monthly discounted rates will get calculated automatically when entering the right amount of nights.
*Please be aware that 15.5% of your total reservation cost is going straight to Airbnb as a service fee and not paid out to the owner.
