Also, absolutely NO VISITORS or extra guests are allowed to stop by at the property for any period of time, unless previously approved and included in the total reservation guest count. All children and day visitors must be included in the guest count on the reservation request at the time of booking, or approved & added prior to the check-in date. The property “SLEEPS” 12 guests in beds, and the maximum occupancy per group/reservation is 14 individual people total max (including any visitors). There is an additional charge of $25/per person/per duration of your stay (= total nights on your reservation) over 12 people total.
Any violations of these most critical house rules will result in a penalty charge and immediate eviction of the property without refund. House rules are strictly enforced with the help of law enforcement due to county regulations. Quiet hours from 11pm to 7am must be respected and are enforced by noise sensors.*
Arrival Instructions for this property, including the exact address, your personal access code, and extra info, will be sent to you 24-48 hours before your arrival. Only reach out if you don’t get the Arrival Instructions within 24 hours of arrival.
Check-In/Check-Out Times:
Check-In: Anytime after 4 PM
Check-Out: By 11 AM
Your access code will only work, and the alarm will be deactivated during your stay (from 4 PM on your arrival day until 11 AM on your departure day).
⌛ Early Check-In/Late Check-Out
For early check-ins (after 12 PM) or late check-outs (until 3 PM), we offer a convenient option for a $75 fee. This helps cover the rescheduling of access codes and the alarm, making your time here stress-free. Just give us a heads-up at least two days before arrival or departure (but no later than 24 hours in advance), and we’ll take care of the rest!
If you want to lock in that early check-in or late check-out now, you’ll need to book and pay for the night before or after. Unapproved early check-ins or late check-outs will incur a $200 fee.

🐾 Pet Policy
We’re excited to welcome you and your furry friends for extended stays! Here’s how our pet policy works for stays of 30 nights or more:
– For stays shorter than 30 nights, we’re unable to allow pets. If unapproved pets are found, the reservation will be canceled, and there may be a charge to the full security deposit.
– For approved pets, a non-refundable fee of $200 per pet is required. This will be handled separately, as Airbnb doesn’t have a built-in pet fee option.
– Please provide up-to-date vaccination records and acceptance of our pet guidelines (outlined in the Rental Agreement under “Read all Rules”) for a smooth stay.
– In line with recent Airbnb changes, we’ll also request a refundable pet damage deposit of $300 per pet, which will be returned 7 days after departure if there are no pet-related damages.

To confirm your booking request (or keep your reservation if pre-approved), please message us with the following three details within 23 hours of booking or requesting to book:
1. Full names of each guest, child, and day visitor who will be at the property at any time (even if not staying overnight) during your stay. No extra guests or day visitors are allowed at the property for any amount of time unless they are pre-approved and added to your guest count (see “Maximum Occupancy” section below). You can update this list upto 3 days before arrival.
2. Copy and paste this acceptance of the Rental Agreement in your reply, with your name and the name of the main person responsible (if different):
“I, YOUR NAME, acknowledge that I have completely read, understand, and agree to all of the Terms and Conditions described in the Rental Agreement of the property’s House Rules under ‘Show all -> Additional rules’.”
3. The reason for your stay.
— The pool is NOT HEATED and only open from the last weekend of April through the last weekend of September. The hot tub is open year-round.
— Higher rates and minimum stays apply for weekends, holidays, and summer months.
— Weekly and monthly discounts are automatically applied when you enter the right number of nights.

Nice to be able to split our large groups into 2 houses to make it feel less cluttered. All shopping and dining needs within 20 minutes drive. Great place for the family, especially a big one. "

"The property is somewhat secluded as it is a stand alone in the midst of apartments and a private neighborhood, but sheltered by trees. The kitchen was very amply supplied and the huge counter tops and gas stove were a plus. The bedrooms were of good size with colorful linens. Being winter, the pool was unavailable, however, the hot tub was nice to use. Jacqueline was very responsive to communication and proactive with instructions and suggestions. Great place! "
