Highland Hills is a fully private, very spacious amenity-filled 16 acre property located in the very north part of Fayetteville GA. This beautiful property is tucked away discreetly in the woods while being located just 16 minutes from the Hartsfield-Jackson Atlanta International Airport, and only about 30 minutes from Downtown and Midtown Atlanta, where you can find the Georgia Aquarium, World of Coca Cola, CNN Center, Georgia World Congress Center, and the Mercedes-Benz Stadium (all Downtown) and experience Atlanta’s finest restaurant and nightlife scene in Midtown. By being centrally located near the airport and next to major highways, many of Atlanta’s attractions are within a short commute away (i.e. Six Flags Over Georgia, Stone Mountain Park, etc.). It is also just about 16 minutes from the Atlanta Trilith Studios.
This serene property has many features and amenities to help create lasting memories. The beautiful and private property grounds, large pool, pool house, Jacuzzi, flowers and the views are some of its unique features, including all the beds, bedrooms and multiple living spaces which can accommodate large families. The brick structure of this property contains two separate units with separate entrances while being connected via a staircase that can be locked on both sides, and two families can live comfortable and separately within these units. The property is rented out in full. This property sleeps 14 people in a total of 7 Beds.
The layout is as follows:
1.The Main House has 2 stories. The Upstairs Level consists of 3 large Bedrooms (1 Master King Bedroom with TV, 1 additional King Bedroom, 1 Bedroom with 1 Queen and 1 Full size bed), 1 full Master Bathroom (shower and bath tub), 1 full Hallway Bathroom (combination tub/shower), and a workout area (with treadmill, exercise bench, exercise ball, free weights, yoga mat, bosu ball) in the Master Bedroom. The Main Level consists of 1 large Bedroom (with 2 Full size beds), a full Hallway Bathroom (combination tub/shower), a Kitchen with Dining Area, a formal Dining Room, a large Living Room with TV (visible fireplace is disconnected for safety), a Family Room with an office space and Foosball Table and a Laundry Room with washer and dryer. The Main House can sleep up to 12 guests.
2.The Guest Suite, located in the Finished Basement on the pool level of the building, consists of a small Kitchen with Dining Area, a full Hallway Bathroom (combination tub/shower), a Laundry Room with washer and dryer, and a large open suite with King Bedroom, and Living Room area with TV. The Guest Suite can sleep up to 2 guests and has both a separate entrance from the outside, and an internal entrance from the Main Level through a stair case from the Hallway.
3.The common grounds on the property offer the following:
•Large swimming pool (only open in summer months from the last weekend of April until the last weekend of September and not heated) and a large 60-jet Jacuzzi (open all year long)
•Pool House with wet bar and lounge which includes an outdoor half Bathroom (only open in pool season), sectional lounge seats, a refrigerator, and a sink (turned off during winter months)
•Poolside wicker loungers (only in summer season), sofa sets and a fire pit (fire wood not included)
•Patio with outdoor furniture and a BBQ gas grill (including provided propane tank and BBQ tools)
•Hammock
•Kids’ playset on a Playground
•2-car Garage with entrance to main level via a ramp
•Total Privacy. Completely secluded and surrounded with beautiful lush landscaping and tall trees all around with no noise or views from the outside other than the pleasant singings of birds and sightings of deer.
•Enjoy the ultimate nature jog along the beautiful green nature trail within the vast land of this private property.
•The house is very well equipped for children with a doll house, kids’ table with 2 kids’ chairs, kids’ plate ware/ silverware/ cups and kids’ potties and step stools, a playground outside and a kids’ safety fence for the pool.
•Shops, grocery stores, malls, movie theaters and many other retail outlets within a 10 minutes driving distance from this property.
All Bedrooms include comfortable beds with bedding and 1 set of clean linens for each bed (no extra linen), a nightstand, nightstand lamp, dresser and/or closet to store your clothes during your stay. Clean bath towels & wash cloths (1 per guest) as well as hand towels are provided in each bathroom. Both full Kitchens are equipped with all basic dishware, pots & pans, silverware and utensils. Kitchen appliances include microwave, tea pot, standard electric Coffee Maker, etc. (NO pantry items or condiments included due to Food&Drug Regulations). There are comfortable couches (not for sleeping!), dining table & chairs, and more. There are 3 flat screen HD TVs with Smart Roku devices (1 in each Living Room + 1 in Master Bedroom) at the property. (Please note guests will need their own streaming accounts to stream their favorite shows on their favorite streaming apps.) Free Wi-Fi and high-speed internet are provided as well as an office area with desk, office chair and lamp. Each space has a Laundry Room with washer and dryer. An iron, ironing board and 1 hair dryer are provided. A LIMITED starter supply of trash liners, dish soap, dishwasher detergent, paper towels, toilet paper, soap, shampoo & body wash, laundry pods, dryer sheets and disinfecting wipes are provided. The BBQ gas grill has a propane tank & BBQ tools provided. The private backyard with its features is perfect for outdoor entertaining.
(Please note that pets are strictly not allowed for reservations of less than 30 nights.) Pets can ONLY get authorized with explicit approval by the Management Company in writing prior to arrival with the following 3 conditions:
1.) A non-refundable Pet Fee of $200/pet (NOT included in the total and needs to get paid separately as Airbnb does not have a Pet Fee option).
2.) Some verification (=current valid vaccination reports) and additional acceptance of our Pet Rules (see Rental Agreement under “Read all Rules”) are required.
3.) PLEASE NOTE due to Airbnb’s recent change of policies that they would not cover pet damages, we would also need to receive an extra $300/pet as “refundable” pet damage deposit, which would then get refunded to you 7 days after departure in case of no pet damages.
*Any evidence of unapproved pets would result in eviction from the property and cancellation of your reservation without refund plus a charge against your full Security Deposit.

Arrival Instructions for this property including the exact address, your designated access code and some additional information will be sent to you within 24-48 hours prior to your arrival. Please only follow up if you haven’t received the Arrival Instructions 24 hours prior to your arrival.
Check-In is no earlier than 4 PM, Check-Out is no later than 11 AM. Your designated access code will only be active and the alarm only deactive during the time of your reservation (4 PM arrival day until 11 AM departure day).
Any earlier check-in (earliest after 12 PM) / Later check-out (latest until 3 PM) can be facilitated for an additional $75 fee (each), which is for rescheduling the automated access activation and alarm, depending on availability upon request NO EARLIER than 2 days before your arrival/departure and no later than 24 hrs before arrival/departure. Please follow up with us then to request and guarantee that early check-in/late check-out is available when no guests are checking out/in the same day. If you wish to have guaranteed early check-in/late check-out already at this point, you would need to select (and fully pay) the night before/after as well. Unapproved early check-in/late check-out will result in a $200 fee.
*Prior to accepting your booking request (or in order to keep your reservation when booking our property through a pre-approval) you must send us in a message 3 specific verifications in the first 23 hours after sending a booking request (or booking in through a pre-approval):
1) The first and last names of each guest, child and day visitor who will be at the property at ANY given time (for any amount of time, even when not staying the night) during your stay. Unless previously approved by us and added to your reservation’s total guest count, absolutely no additional guests nor day visitors are allowed at the property for ANY amount of time (see section “Maximum Occupancy” below for more information). You may update this guest list until latest 3 days prior to arrival.
2) The following specific Rental Agreement acceptance message copied and pasted in a reply to us with the name entered from you AND of the main responsible person who will occupy the home (if different):
“I, YOUR NAME, acknowledge that I have completely read, understand, and agree to all of the Terms and Conditions described in the Rental Agreement of the property’s House Rules under ‘Show all -> Additional rules’.”
3) The reason of your stay.
– The NON-HEATED SWIMMING POOL is only open in the summer months from the last weekend of April until the last weekend of September. HOT TUB is open all year long.
– Higher rates / higher minimum stay requirements for weekends/holidays/summer months are applied.
– Weekly/Monthly discounted rates will get calculated automatically when entering the right amount of nights.
OWNER’S PRIVATE PROPERTY – Please note that the Basement Boat Garage and the outside RV Garage are private property and not for Guest’s use. Owner or Management might need to access those during a Guest’s stay but would do so from the outside Garage access doors and will not need access to the house.
*Please be aware that 15.5% of your total reservation cost is going straight to Airbnb as a service fee and not paid out to the owner.
