N Druid Hills is a newly renovated, single-story home located in the heart of Atlanta, just minutes away from all in-town attractions and destinations. This place has been carefully updated and furnished with high-end design. Even though itās perfectly located in the city and close to major highways, this unique property is tucked down a private driveway on a large acre lot surrounded by nature and trees, offering a quiet, private, and peaceful stay while being in the middle of the city.
The main house is single-level and has 3 bedrooms with 4 beds (total of 6 separate mattresses), 1 open kitchen with a laundry area, a dining area, an open living room with an office space, and 2 full bathrooms. Thereās also a detached, single-level guest house suite with an open kitchen/living room area with dining options and a sleeper sofa, an additional large bedroom, and a full bathroom. Outside, thereās a private fenced-in pool area (pool is not heated and is open only in summer), a hot tub (open all year), outdoor seating, a dining patio, and a BBQ gas grill. This property sleeps up to 12 people.
Home Layout
Main Level: The main house is 1,482 sq. ft. and features a new open kitchen with stainless steel appliances, a kitchen island with high chairs, and a stackable washer/dryer area. Thereās a dining table, an open living room with a TV, and an office space. It also has a full hallway bathroom (with a tub and shower combo), a queen bedroom with a TV, a double bunk bedroom with a TV (each bunk bed has a twin mattress on top and a full-size mattress on the bottom), and a master king bedroom with a TV and its own bathroom (walk-in shower). The main house sleeps up to 8 people.
Guest House: The guest house is 518 sq. ft. and has a king bedroom with a TV, a hallway bathroom (walk-in shower), and an open room with a kitchen, dining area, sleeper sofa (sleeps 2), and TV. The guest house can sleep up to 4 people.
Outside Area: Outside, thereās a patio with a BBQ gas grill and outdoor dining area. It includes a fenced-in pool area with a great inground pool, lounge chairs (open only in the summer), wicker lounge furniture, a hammock, and a hot tub (open all year). The pool is open from the last weekend of April until the last weekend of September and is not heated.
Amenities
All bedrooms have comfy beds with bedding, one set of clean linens for each bed, and a dresser or closet to store your clothes during your stay. Each bathroom comes with bath towels and washcloths (one per guest) and hand towels. The kitchens are fully stocked with basic dishes, pots, pans, silverware, and utensils. Kitchen appliances include a microwave, electric kettle, and standard electric drip coffee makers (12-cup in the main house and 4-cup in the guest house). The property has 6 flat-screen smart TVs (1 in each bedroom, 1 in the main house living room, and 1 in the guest house kitchen). Please note: Guests will need to log into their own streaming accounts for streaming apps. Free Wi-Fi and high-speed internet are included, as well as an office area with a built-in desk, office chair, and lamp. Each house has a stackable washer and dryer, as well as hair dryers. The main house also includes an iron and ironing board. A limited starter supply of trash bags, dish soap, dishwasher pods, paper towels, toilet paper, soap, shampoo, body wash, laundry pods, dryer sheets, and disinfecting wipes are provided. The BBQ grill comes with a propane tank and BBQ tools. The private backyard with all its features is perfect for outdoor fun.

Also, absolutely NO VISITORS or extra guests are allowed to stop by at the property for any period of time, unless previously approved and included in the total reservation guest count. All children and day visitors must be included in the guest count on the reservation request at the time of booking, or approved & added prior to the check-in date. The property āSLEEPSā 12 guests in beds, and the maximum occupancy per group/reservation is 14 individual people total max (including any visitors). There is an additional charge of $25/per person/per duration of your stay (= total nights on your reservation) over 12 people total.
Any violations of these most critical house rules will result in a penalty charge and immediate eviction of the property without refund. House rules are strictly enforced with the help of law enforcement due to county regulations. Quiet hours from 11pm to 7am must be respected and are enforced by noise sensors.*

Your access code will only work, and the alarm will be deactivated during your stay (from 4 PM on your arrival day until 11 AM on your departure day).
ā Early Check-In/Late Check-Out
For early check-ins (after 12 PM) or late check-outs (until 3 PM), we offer a convenient option for a $75 fee. This helps cover the rescheduling of access codes and the alarm, making your time here stress-free. Just give us a heads-up at least two days before arrival or departure (but no later than 24 hours in advance), and weāll take care of the rest!
If you want to lock in that early check-in or late check-out now, youāll need to book and pay for the night before or after. Unapproved early check-ins or late check-outs will incur a $200 fee.

To keep our home a cozy and quiet retreat, quiet hours are from 11 PM to 7 AM, monitored by noise sensors, with local regulations supporting these rules. Weāre excited to welcome you and your furry friends for extended stays! Hereās how our pet policy works for stays of 30 nights or more:
ā For stays shorter than 30 nights, weāre unable to allow pets. If unapproved pets are found, the reservation will be canceled, and there may be a charge to the full security deposit.
ā For approved pets, a non-refundable fee of $200 per pet is required. This will be handled separately, as Airbnb doesnāt have a built-in pet fee option.
ā Please provide up-to-date vaccination records and acceptance of our pet guidelines (outlined in the Rental Agreement under āRead all Rulesā) for a smooth stay.
ā In line with recent Airbnb changes, weāll also request a refundable pet damage deposit of $300 per pet, which will be returned 7 days after departure if there are no pet-related damages.
