🚨 *Please note – Absolutely NO KIND OF PARTIES, large gatherings, loud noisy groups are allowed at this property. Also, absolutely NO VISITORS or extra guests are allowed to stop by at the property for any period of time, unless previously approved and included in the total reservation guest count. All children and day visitors must be included in the guest count on the reservation request at the time of booking, or approved & added prior to the check-in date. The property “SLEEPS” 14 guests in beds, and the maximum occupancy per group/reservation is 16 individual people total max (including any visitors). There is an additional charge of $25/per person/per duration of your stay (= total nights on your reservation) over 14 people total.
Any violations of these most critical house rules will result in a penalty charge and immediate removal from the property without refund. House rules are strictly enforced with the help of law enforcement due to county regulations. Quiet hours from 11pm to 7am must be respected and are enforced by noise sensors.*

🔑 Guest Access:
• 24-48 hours prior to arrival: Arrival Instructions (including the exact address, access code, and more information).
• Electronic keypad access: Your access code will be active during your reservation only.
• 🛎️ Check-in is at 4 PM,
• 🧳 Check-out is by 11 AM.
Please note: If you wish for early check-in (after 12 PM) or late check-out (until 3 PM), we can accommodate this for an additional $75 fee each, based on availability. Requests for this cannot be made until 2 days prior & no later than 24 hours before your arrival or departure. If you need guaranteed early check-in or late check-out now, you’ll need to book the night before or after (so no one else can book it). Unapproved early check-in or late check-out will incur a $200 fine.

✅ Verification Required: To confirm your reservation or maintain a pre-approved booking, send us three verifications within 23 hours of your request:
• 1) Send us the full guest list (with first and last names) including yourself, all guests, all children and every potential day visitors that would stop by for any amount of time (even when not staying the night). No additional guests/visitors are allowed to come by if they are not fully added & counted on your total individual reservation guest count. (You can update this list and your total guest count based on the maximum occupancy rules outlined in the House Rules’ Rental Agreement until 3 days before arrival.)
• 2) Copy & paste this following sentence in your reply, filling in your full legal name:
“I, YOUR NAME, acknowledge that I have completely read, understand, & agree to all of the Terms & Conditions described in the Rental Agreement of the property’s House Rules under ‘Show all -> Additional rules’.”
• 3) Share the reason for your stay.

🏊‍♂️ Pool & Hot Tub Access: The non-heated swimming pool is only open from the last weekend of April – last weekend of September, while the hot tub is available year-round.

🐾 Pet Policy:
Pets are only allowed for reservations of 30+ nights (strictly not allowed for reservations of less than 30 nights): If you wish to bring a pet for your 30+ night reservation, please request this via writing so we can communicate the requirements and provide approval. Evidence of unapproved pets will result in removal and cancellation without a refund, along with a violation charge of $750.

*Please be aware that 15.5% of your total reservation cost is going straight to Airbnb as a service fee and not paid out to the owner.
